What is your affordability?

You need to establish what you can afford. This is where using a financial advisor can be a vital part of your purchase process. He will help you to be certain about what you can afford, and therefore you will be able to offer on your dream property with confidence.

What are you looking for?

What do you want from your next property? Are there any must-haves or non-negotiables? Is there anything that you would be happy to compromise on?

Here is a list of key things to consider, that will have an impact on the properties that you ultimately decide to go and view:

  • Location
  • Number of bedrooms
  • Room sizes
  • Garden size/direction
  • Garage/driveway/parking
  • Number of bathrooms
  • New build/character property/doer upper

Location?

This is one of the most important factors when looking for a new property. You need to consider:

  • Do you want to be in a city, town, village, hamlet or the middle of nowhere?
  • Where do you need to commute to?
  • Where are your family and friends located?
  • What needs to be within walking/driving distance from your front door? (shops, pubs, restaurants, play parks, doctors, dentists, hospitals)
  • Local schools and transport links if needed?

When you have decided what and where you are looking for it is important to register your details with the team if you haven’t already. Please give as much information as possible. The more information you share with us, the easier it becomes for us to find your dream property.

Mortgage Decision in Principle (knowing how much you have available to spend)

Before you view properties, unless you are a cash buyer, be sure to have a valid mortgage agreement in principle. This is so that you know how much you have to spend, and it will also put you ahead of the game when it comes to getting your offer accepted. Viewing (the fun part)

When viewing properties please be punctual for all appointments (but not early) as there may be another viewer booked in before or straight in after you.  Where possible we do advise that you take all decision-makers to the initial viewing, if the property has attracted a lot of interest there may not be an option for a second viewing before offers start coming in.

The viewing appointment is your best chance to ask as many questions as possible. If we don’t know the answer, we’ll find out for you. Following your viewing, we’d like you to be able to submit an offer in confidence.

Making an Offer

We recommend your initial offer is a competitive one to secure a property, this is why it is important to know what you can afford. At Elizabeth Humphreys Homes your offers will always be dealt with in the strictest confidence.

Having your Offer Accepted

Once you have had your offer accepted, (Congratulations!) it is time to appoint a trusted solicitor to guide you through the legal process. Unless you are also selling a property, in which case you probably have already instructed a solicitor. Please see our trusted partners page to see the local solicitors that we highly recommend.

This process may take anywhere between four weeks and three months (sometimes longer depending on the circumstances), it’s important to use a financial advisor and solicitor that you are happy with and that comes recommended to support and guide you.

Sales Progression

At Elizabeth Humphreys Homes we have a dedicated Sales Progression team, who work closely with all sellers, buyers, mortgage advisors and solicitors, keeping the channels of communication open from offer acceptance through to exchange of contracts and completion, leading to your moving day. Ensuring that the whole process runs as smoothly as possible.

Moving Day

Moving day is on the horizon once exchange and completion dates have been agreed, then before you know it, we will be meeting you at your new property on completion day for the key handover. Then it’s time to pop the cork on the wine!
